We offer two service agreement options to match the needs and risk tolerance of different buildings.

Essential Care Program

The Essential Care Program is a value-driven maintenance option designed to keep building systems operating reliably while maintaining control over operating costs.

This program is intended for buildings that require consistent maintenance and responsible oversight, without the need for extensive or highly intensive servicing. Essential Care focuses on doing the work that matters most to system reliability and safety, while avoiding unnecessary scope.

At its core, Essential Care is about maintaining operation, identifying developing issues early, and helping building owners and property managers make informed, cost-conscious decisions.

Essential Care includes:

  • Scheduled preventive maintenance visits

  • Air filter changes where applicable

  • Visual inspections of accessible equipment and system components

  • Identification and documentation of visible deficiencies

  • Equipment shutdowns and startups required for servicing

  • Clear service reporting with practical recommendations

The Essential Care Program does not include comprehensive manufacturer-level maintenance or extensive internal servicing beyond what is required to keep systems operating reliably. Instead, it provides a balanced approach that delivers maintenance, visibility, and value without going overboard.

This program is well suited to buildings seeking predictable maintenance costs, dependable system operation, and a practical approach to ongoing care.

Performance Assurance Program

The Performance Assurance Program is designed for buildings where system reliability, uptime, and risk reduction are critical.

In addition to all services included in Essential Care, Performance Assurance focuses on deeper system evaluation, performance verification, and proactive identification of issues that may not be immediately visible. This program is intended for complex buildings where unplanned failures, comfort complaints, or downtime carry significant consequences.

Performance Assurance supports informed decision-making, improved system stability, and long-term asset protection.

Performance Assurance typically includes:

  • All Essential Care services

  • System-level performance reviews

  • Advanced troubleshooting and diagnostics

  • Review of controls, sequencing, and operating conditions

  • Early identification of efficiency, capacity, or reliability risks

  • Priority response and support

  • Budget-conscious recommendations for planned repairs and upgrades

This program is best suited for high-rise residential, commercial, and mixed-use buildings that require a higher level of technical oversight and proactive system management.
